building conditions, the integration of Value Engineering, activities early on and
continuing in the process may be reviewed. Project costs can be minimized by the early
definition of options and alternatives.

Plans and Specifications: | An articulate,
accurate, and well coordinated set of design development documents is also important to
project cost control and the successful construction of the design. We have qualified
construction administrators to support our Project Team. The Project Team is responsible
to provide continuity and coordination of the project delivery phases.

Priorities of Design: | Before a single line
is drawn, we will conduct work sessions with your project to "brainstorm" goals
and objectives. Goals and objectives shall be identified and incorporated into the
architectural program and shall be the key to the ultimate success of the project.
Proactive goal statements will be established which shall become major decision-making
points utilized throughout the entire design process. Goal statement will also be grouped
and organized into different categories such as security, environmental,
management/operations, and individual/ personal. Priorities shall be established and cost
impacts shall be directly related.
